lack of pets, children, or the fact that you don't cause problems (if applicable)
Employment

Don't not accept the first offer!
Don't feel intimidated by a landlord. The landlord is not in the position of power, you both are. He/she wants a tenant, and you want to rent. It's an equal exchange. If one is mean, or disrespectful, just leave. You dont have tolerate mean spirited people.
Ask tenants how they feel about the landlord. You don't want to have to deal with a neglectful landlord if you don't have to.
